St. Tammany Parish has grown steadily for a reason. Good schools, reasonable lot sizes, lower insurance costs compared to the Southshore, and enough distance from the city to feel like a different pace of life. For families relocating from out of state or moving up from a smaller home, the Northshore is frequently the first conversation we have.

We build across the parish, and each community has its own character. A Covington lot on a wooded acre is a different project than a Mandeville lot near the lakefront, and we approach each one accordingly.

Northshore Service Areas:

  • Mandeville: Lakefront access, charming walkable downtown, and a strong mix of established lots and new developments. One of our most active build areas.
  • Madisonville: Smaller community feel on the Tchefuncte River. Clients who build here tend to want privacy, space, and a slower pace without going too far out.

  • Hammond: Tangipahoa Parish’s commercial hub sits at the intersection of I-12 and I-55, which puts it within an hour of New Orleans, Baton Rouge, and the Northshore’s core communities. Clients who build in Hammond are often looking for more land and lower cost per acre than St. Tammany can provide, without giving up highway access.
  • Ponchatoula: A small town with a strong local identity, known for its antique district and strawberry festival as much as anything else. The surrounding area offers rural and semi-rural lots at a price point that makes larger custom homes more financially practical, and clients here tend to prioritize land over proximity to the city.

Narrower lots, stricter elevation requirements, historic district considerations in New Orleans, and more complex zoning all come into play.   • Metairie: Jefferson Parish’s largest community offers real variety. From traditional ranch-style lots to narrow urban infill sites, Metairie clients come to us with a wide range of project types.
